Alex Birdsall
Land Acquisition Manager
Alex Birdsall is a real estate development professional with extensive experience in land acquisition, retail real estate, and multifamily development. As Land Acquisition Manager with Acendion Collective, he is responsible for sourcing and evaluating new development opportunities, leading due diligence and entitlement efforts, and coordinating with municipalities, consultants, landowners, and development partners to advance multifamily and mixed-use communities from acquisition through construction readiness.
Alex plays an integral role in identifying high-growth markets and structuring development opportunities that align with the company's long-term investment strategy. His responsibilities include financial and market analysis, land negotiations, utility and infrastructure coordination, zoning and entitlement management, and overseeing multidisciplinary teams throughout the development process. He works closely with internal leadership and external partners to navigate complex development challenges while creating communities that deliver long-term value.
Prior to joining Acendion Collective, Alex served as a Development Manager for Kohl's Department Stores, where he led new store development, portfolio strategy, relocations, and lease renewal initiatives throughout the Midwest and Mid-Atlantic regions. Before Kohl's, he was a Manager of Real Estate for Macy's, overseeing dispositions, and portfolio strategy decisions across the Southwestern United States. Alex began his career with PLK Communities, where he managed and leased an 800-plus-unit apartment community before transitioning to the corporate real estate team, supporting site acquisition and multifamily development initiatives. This combination of multifamily operations, national retail real estate, and development experience provides him with a well-rounded perspective on market analysis, site selection, and investment strategy.
Alex is a graduate of Miami University and a native Cincinnatian. He was selected to be a member of the ICSC Next Generation Leadership Class of 2024-2026. Alex has served for the past five years on the Make Camp Possible Committee for Talbert House, helping support programs that provide life-changing experiences for children and families.
Alex and his wife, Emma, have a two-and-a-half-year-old son, Henry, and a Golden Retriever named Lucky. Outside of work, he enjoys reading about history, playing golf, and exploring new parks and trails with his family.
